The family-friendly, professional staff at Colonial Colony South in Daytona Beach, FL are excited to welcome you into our beautiful paradise of 80 acres and 572 home sites. We are ready to answer any questions that you may have! Below, for your convenience, are some frequently asked questions and answers you may find helpful.

What services are included in the lot rent?

Colonial Colony South includes a variety of services in the rent, making us very affordable. Included are water, wastewater, garbage and recycle pickup, lawn-mowing, standard cable, and access to our recreational facilities.

Is there an approval process before moving into Colonial Colony?

Yes. We require each potential resident to apply for residency in our main office. We perform a criminal background check and credit check on each potential resident.

Can I have pets?

Colonial Colony is a no-pet community

Can visitors stay at my home?

Yes, visitors may stay in your home for up to 30 days per year. After 30 days per year the visitor must apply for residency in the office.

Is there an age requirement to live at Colonial Colony?

Colonial Colony is a 55+ community.

How can I do my shopping if I don’t have a means of transportation?

Colonial Colony offers a complimentary bus services for its residents TWICE a week to three different locations. The bus will pick you up at home and take you to one of three locations, whether it be a mall in Daytona Beach or a grocery store.
